All potential tenants must submit a completed application and be approved by the office.
1. All intended residents must be listed on application.
2. To guarantee compliance with the Florida and Federal Housing Act, a separate application is required for each applicant ages 18 and above.
3. Family size must be in compliance with the available unit per HUD guidelines.
4. A $25 NON-REFUNDABLE processing fee is required for each application payable to the office in the form of money order or debit card.
5. Reliable documentation for proof of income is required, no exceptions.
- If employed: (2) two months of pay stubs and current W-2
- If self-employed: Proof of current income and last (2) two current W-2
- All other income: Current statement of benefits received
- A minimum of three times the rent must be proven
- Must be employed at least (6) months with current employer
6. Government issued Photo ID required.
7. All Vehicles of any kind must be disclosed.
YOU ARE HEREBY NOTIFIED OF THE FOLLOWING POLICIES AND PROCEDURES:
8. Applicants will NOT be accepted on a “First come, first served” basis.
9. Qualification is based on income, credit, landlord history or ownership and criminal background (verified by an independent company).
10. ALL processing fees are NON REFUNDABLE.
11. IF you have water filled furniture you must supply the landlord/owner with proof of insurance.
12. No properties are held for more than 14 consecutive days.
13. If approved, a holding deposit must be paid within one (1) business day in order to hold the property and refuse other applicants. If applicant defaults on renting the property at agreed time, the holding deposit will be forfeited.
14. If approved, the first month’s rent and total security deposit or option money must be paid in full with CERTIFIED FUNDS PRIOR TO RENTING (cashier’s check or money order).
15. If approved, a rental contract and walk through inspection must be completed PRIOR TO RENTING.
16. An electric account is required through Florida Power and Light (fpl.com) and may require a deposit. All other utilities are optional through companies of the resident’s choice.
APPLICANTS MAY BE DENIED OCCUPANCY FOR THE FOLLOWING REASONS:

18. Incomplete application
19. Poor rental history (non-payment of rent, history of eviction, history of violence/felony, poor housekeeping, drug-related activity, unruly/destructive behavior)
20. Poor personal references
21. Poor credit history (delinquent real estate accounts, evictions or broken leases)
22. Documented criminal record (all cases within 8 years must be proven innocence or case dropped)
23. Lack of steady income or work history
